Home Additions

By LL Custom Contracting

Room to Grow Without Leaving the Home You Love

Outgrowing your house doesn't have to mean putting it on the market and starting over somewhere new. A well-planned addition gives you the extra space your family needs while keeping the neighborhood, the schools, and the community you already love.

LL Custom Contracting has spent more than 20 years building additions across Birmingham and the surrounding Oakland County communities, from first-floor primary suites to full second stories.

Every one is designed to blend so naturally with your existing home that it looks like it was always part of the plan. And it all starts with honest guidance upfront, so you know exactly where your budget and your goals line up before you spend a dime on design.

An Addition Should Never Look Like One

The mark of a great addition is that no one can tell where the old house ends and the new part begins.

Getting there takes more than extra square footage: it takes matching rooflines, siding, trim, and interior finishes so the whole home feels like it was designed as one. We sweat those details on every project, working with our architect partners to carry your home's existing character straight through the new space.

We also handle the structural realities behind the scenes, from tying into your foundation to reworking the layout so the flow actually makes sense.

FAQs About Home Additions in Oakland County

How much does a home addition cost in Oakland County?expand_more
It depends on the type and size, but as a rough guide, dormer additions tend to run $275 to $350 per square foot, primary suites $325 to $450, and kitchen expansions $350 to $500. During your consultation, we'll give you an honest estimate based on your specific project rather than a vague ballpark.
How long does an addition take to build?expand_more
Smaller additions usually take three to six months, while larger or more complex projects run six to twelve. We build a realistic schedule with buffer time upfront, and staying on our committed timeline is one of our biggest points of pride.
Will the addition match the rest of my house?expand_more
That's the goal every time. We design each addition to blend with your home's existing charm, rooflines, and finishes, so it reads as part of the original house instead of an obvious bolt-on.
Can I live in my home during a home addition?expand_more

Most of the time, yes! We schedule work strategically to minimize disruption, so you can continue your daily routine with as little interference as possible. If we’re adding a second story or making major structural changes, you might need to crash somewhere else for a bit—but don’t worry, we’ll give you plenty of notice and help you plan ahead.

Our goal is to keep your home livable, safe, and as dust-free as construction allows, so you can stay comfortable while we transform your space.

Do you handle permits and zoning?expand_more

Yes. Early in the process, we review your property, zoning, and structural details to confirm what's possible, and we manage the approvals from there thanks to two decades of relationships with local building departments.

Do you guarantee project timelines?expand_more
Absolutely. We offer an On-Time Project Guarantee for qualifying home remodels. While every project is unique, we commit to staying on schedule wherever possible. Some conditions apply, so call us to find out if your project qualifies.
What's the most useful aging-in-place addition?expand_more
A main-level primary suite, almost every time. Second is a first-floor full bath if you only have a powder room down there. Both solve the same core problem, which is that a two-story house stops working the moment the stairs do. After that, the additions we see pay off are attached in-law or guest suites, an enlarged entry or mudroom you can move through with a walker, and expanding a cramped existing bath instead of just refinishing it.
Can an addition help us stay in a home after we can no longer use the stairs?expand_more
That's one of the most common reasons our clients build one. A first-floor addition with a primary suite and full bath means the main level functions on its own, so the second floor becomes optional instead of necessary. For a lot of families in Birmingham, Royal Oak, and Bloomfield Township, it's the difference between staying in the house and neighborhood they love versus moving into something new that doesn't feel like home.

Our Process

1 | Consultation
Before you spend a dollar with an architect, we'll sit down and give you a straight read on your budget versus your wish list. Sometimes that means showing you what's well within reach, and sometimes it's a reality check, but either way you'll know exactly where you stand. That honesty upfront is what keeps the rest of the project on track.
2 | Plan
Once the vision is clear, we partner closely with your architect. If you don't have one, we'll introduce you to top local architects to put together a detailed estimate and a realistic schedule with a built-in buffer. You'll know what things cost and how long they'll take before the first wall goes up, not halfway through. Good planning is the difference between a stressful build and one you actually enjoy.
3 | Build
From there, our team gets to work with the craftsmanship that's earned us 20 years of referrals. We keep you in the loop the whole way with real-time updates and regular walkthroughs, so we can eliminate surprises. And if something isn't right, it isn't done; that's just how we operate.

Hear From Your Neighbors

"To this point, LL Custom Contracting has been a great company to work with. Chris, the owner, has done a great job of hiring the right people and simply doing business the way it should be done. They are well organized, communicative, pleasant to work with, they keep the project moving, and do great work. Management never hesitates to make things right for the customer."

Matt L.

"From the beginning to the very end of our project, our experience with L& L Custom Contracting was very satisfying. The project Team was very good about communicating and responding to our requests as they occurred throughout the entire project. The craftsmanship that was demonstrated on this project was very high-end and completed with attention to detail for us. The project superintendent, Steve, was Fantastic! His responses to our requests was immediate and was always amongst the best resolution and/or decisions that were made. Overall, we were more than pleased with L & L Custom Contracting and would definitely recommend them. Very happy with our project’s outcome!"

Tom J.

"Lincoln Capital provided funding for a project that LL Custom Contracting was the General Contractor. This project was one of the easiest and smoothest transactions we have done in years. In 26 years of construction management and real estate development, I have never wrote a review for a construction company until now. They were very professional and forward thinking of obstacles and potential risks that were possible. As a lost virtue in the real estate development business, this company did exactly what they said they were going to do, when and how they said they were going to do it. Plus they finished the project ahead of schedule and under budget. Thanks to LL Custom Contracting the owner was able to downsize his loan saving thousands over the next 25 years. I would highly recommending this company for any project."

Brian H.

"We financed and large project that was constructed by LL Custom Contracting and the process could not have gone smoother. The owner’s expertise in the industry made the process easy for everyone involved and the final project was nothing short of superb. I would recommend Chris and his team to anyone looking for custom-built solutions."

Brad K.

“I felt that I was working with highly qualified and very professional people. They addressed all construction issues in a timely manner and with great technical expertise. Above all else their team members are very friendly and easy to talk to. Any time a team member called me to address an issue at jobsite I was always eager to answer the phone because I knew that even if I didn’t have a solution right away they did. LL Custom Contracting is a very pro-active company which is rare in the construction industry. I look forward to working with then again."

John J.

"As an Architect, working with a Construction group like LL Custom Contracting is amazing because it’s a partnership between the design team and the construction team. This partnership creates an overall “Team” that is going to provide the best quality product possible for each and every client. I love working with Chris and his team and look back fondly to each and every project we have worked on together!"

George B.

"As the president and treasurer of 124 condos most of which are now 30 plus years old, having a capable, reliable and affordable company to address our maintenance needs is our highest priority. LL Custom Contracting has been our contractor of choice for several years now and the relationship continues to grow. In addition to always doing a great job, our owners are also complimentary of their attention to details and their courtesy. Being a board member for any complex is a challenge but it is made much easier by having a relationship with LL Custom."

Gary

"I am an architect and have worked with LL Custom Contracting for many years. They have built difficult and demanding custom projects for my clients and consistently done a fantastic job. Chris Lamphear is a real pro and so easy to work with! Patient, considerate, and very detail-oriented. Chris always gets the intent of our design and details and carries out the job with professionalism and integrity. I highly recommend them!"
